Should you be in the position where you are looking to sell your apartment, chalet or farm in the French Alps we offer a service to facilitate this process as easily as possible for you.

We will arrange for you to meet a registered agent Immobilier who will be able to fully advise you on all aspects of the sale. The process will take the following format:

1) Valuation—L’estimation

This is based on comparisons with like for like properties that have recently been sold in the resort and new properties that have come onto the market.  Factors that are used to assist with the valuation include size of property in m2, number of bedrooms, location, view and general condition.

2) Legal requirements—Les obligations légales

These include:

- Calculation of the surface area of a « lot de copropriété”
- Search for Asbestos
- Search for Lead
- Search for Termites and other types of woodworm (depending on area)
- Swimming pool safety regulation

The agent Immobilier can give you professional advice on which of these obligations you have to comply with, and will at your request organise for an expert to proceed with the necessary actions.

French law obliges the owner to give the surface of the property, according to very strict regulation. This surface will be mentioned on the “compromis de vente”. You must bear in mind that a difference of more than 5% with the total surface allows the buyer to claim a proportional decrease of the purchase price.

3) Marketing—Le plan de commercialisation

We actively promote your property by:

- Sending details to potential buyers who have given us specifics that match your property
- Advertisements
- Mailings
- Websites including Prime Location.

- Window display

4) Finding the right buyer—Le choix du meilleur acquéreur

- Reports of viewings
- Due to the fact that the estate agent deals with the financing of the purchase, he/she has good knowledge of the potential buyer’s financial solvency.

5) Signing the "compromis de vente" - La signature de l’avant contrat

The buyer has a 7 day cooling off period to pull out should he wish. If taking a mortgage, this is extended to 10 days. If the mortgage is not forthcoming the buyer also has the option to withdraw.

6) Signing with the Notaire—La réitération chez le notaire

The notaire will usually act on behalf of both the buyer and the seller.

7) Fees

The fees that a client will pay when wanting to sell a property will depend entirely on the type of MANDATE (selling document which must be signed) that they agree to take ie Exclusivity, partial exclusivity and non exclusivity.

Typical rates range from 5—7%
